Edenwell Capital Shortlisted for The Fund Foundry, Guernsey’s New Programme for Emerging Fund Managers

MANCHESTER, 22 September 2026. Edenwell Capital Partners has been shortlisted for The Fund Foundry, a new Guernsey-based programme backed by not-for-profit Foundry Partners that supports first-time and emerging fund managers in launching regulated funds from the island. Edenwell is one of only 20 managers shortlisted worldwide and will travel to Guernsey this week for the programme’s two-day selection event, held 23 to 25 September, where five managers will be chosen for Cohort 1, which begins in November 2026.

Edenwell Capital Partners – Fund I

Edenwell is putting forward Fund I, a Guernsey Private Investment Fund (PIF) targeting £100 million, with a hard cap of £125 million. Fund I will invest exclusively in First Generation UK Purpose-Built Student Accommodation (PBSA) value-add & underperforming assets, targeting a structural c.580,000-bed shortfall through a disciplined Buy-Hold-Amplify strategy.

Returns are underwritten to a 6.25% target yield at 50-60% loan-to-value, amplified through Edenwell’s embedded Social Impact Programmes, employability initiatives designed to lift occupancy and protect exit values. The team brings more than £3 billion, $500m Foreign Direct Investments in combined debt and equity real estate transaction experience, having led Global Impact Initiatives for multi-national corporations. And the advisory board includes a charity chief executive with 33 years in the PBSA sector. Edenwell is targeting a first close of £15 million to £25 million within 12 to 15 months.

About The Fund Foundry

The Fund Foundry launched earlier this year at the Guernsey Funds Forum in London, billed as the first programme of its kind in the Crown Dependencies supporting emerging fund managers across all asset classes.

It is backed by more than 20 founding and supporting partners spanning law firms including Walkers, Bedell Cristin, Carey Olsen, Mourant, Ogier, Stephenson Harwood and Fladgate; fund administrators including JTC, IQEQ, NSM, Gravity and Imperium; auditors PwC and Grant Thornton; Butterfield on the banking side; and the Guernsey Financial Services Commission, Guernsey Finance, Locate Guernsey and the Guernsey Investment & Funds Association.

The programme runs 12 months and takes five managers per cohort, with no programme fee, equity or carry taken.

Each manager selected for Cohort 1 receives a £25,000 service voucher covering legal, fund administration and audit costs in the first year, a dedicated mentor who has launched their own fund, a supported regulatory pathway with the GFSC, and introductions to limited partners, including funds of funds, multi-managers, family offices and private asset allocators.

The selection event

The 20 shortlisted managers, including Edenwell Capital, arrived in Guernsey on 23 September for a drinks reception at Government House that evening. On 24 September, each team presents its fund thesis to the selection panel and meets with the programme’s service-provider partners. The rigorous time limit: 2 minutes presentation – no slides, 6 minutes intense Q&A. Five managers will be selected for Cohort 1 following the event.

Why Guernsey

Guernsey holds more than £300 billion in fund assets across over 1,500 regulated vehicles, with more than 60 funds launched on the island in 2025 and a same-day fund registration route through the GFSC. For Edenwell, a place in Cohort 1 would provide a funded, mentored regulatory pathway to launch Fund I as a regulated vehicle alongside Edenwell Advisory (EWA), the capital market advisory arm of the business.

“Being one of the managers invited to Guernsey this week is a meaningful step for Edenwell. We built our investment thesis around durable, impact-aligned real estate, and The Fund Foundry gives us a funded, mentored route to house that thesis inside a properly regulated fund vehicle rather than building the regulatory infrastructure alone. We’re going into the selection event treating it exactly like that, as a chance to be tested.”
