Edenwell presents Social Impact framework (SiiP) for “Deuces Renaissance” to City of St Petersburg, FL

MANCHESTER, United Kingdom — July 22, 2026 — Edenwell Advisory, – part of Edenwell Capital Partners – serving as named ESG and Social Impact Investment Programme (SIIP) advisor to a development team responding to the City of St. Petersburg’s Request for Proposal for the Commerce Park site on 22nd Street South, presented the team’s proposal to the City’s RFP evaluation panel on July 21. The submission, branded “Deuces Renaissance (Commerce Park)” proposes a mixed-use hotel and affordable workforce housing development on the 22nd Street South corridor in the city’s Deuces Live and Warehouse Arts District. 

Edenwell, represented by Chief Innovation Officer and Head of SiiP Jenniffer Gearheart-Tang, and Chief Executive Officer Josef Reisz, joined the presentation alongside development partners Zarius Property Development, White Keys Real Estate Partners, and Homage Hospitality Group, as well as construction, architect, interior design studio. Edenwell’s mandate on the submission is focused on the social impact programs tailored to the community: designing the SIIP framework, the community benefit commitments, and the impact-reporting structure that accompanies the team’s development and financing plan. 

July 21st marked an important milestone for Edenwell and the international team involved in the project. Commerce Park is about restoring an economic ecosystem, where hospitality, workforce housing, local businesses, culture, and opportunity come together in one place.

Inspired by the legacy of The Deuces, this vision is rooted in respect for what’s been built over generations, and a commitment to creating new pathways forward.

The overall proposal and Edenwell’s SiiP part is built around 3 “heritage pillars” — drawn from the existing African American Heritage Trail that runs along the corridor — mapped directly to the South St. Petersburg Community Redevelopment Agency’s three strategic priorities: housing and neighbourhood revitalisation, education and workforce development, and business and commercial development. Edenwell’s role is to ensure those commitments are structured as independently reportable and verifiable.

The City has not yet announced a selection. Edenwell will provide an update once the City’s evaluation concludes.
